Ground Floor
The ground floor is accessed by steps to the front door.
The sitting room has a beamed ceiling and is carpeted with a rug in front of an open fire. There is a large comfortable sofa, a leather armchair and a further armchair. Wall lights and table lamps give the room a really cosy feel, where you can relax with a remote control TV with all Freeview channels, BT Sport and Catch-up TV. Unlimited Infinity Broadband is available through the cottage. There is also a DVD player provided.
The dining room has a beamed ceiling, a quarry tiled floor and a wooden farmhouse style dining table with chairs to seat 6. There is a pendant ceiling light above the dining table and two wall lights. An iPod docking station is also provided.
The fully fitted kitchen has an electric oven and integral grill with an electric ceramic hob and an extractor fan. There is a dishwasher and an automatic washing machine. A fridge/freezer, microwave, cordless kettle and toaster are also provided. The single stainless steel sink unit with a lever handled mixer tap is integrated into the worktop. There is also an iron and ironing board provided.
The kitchen leads to a small back hallway with a cloakroom and a door to the garden area.
The downstairs bathroom offers a large bath, with a non-slip mat. The sink is recessed into a bathroom unit, with a standard height worktop and cupboards underneath. There is a shaver socket and in addition to the central heating radiator there is a wall mounted electric heater. There are single levered taps on both the bath and basin and a central light fitting. The floor is tiled, with a bath mat provided.
First Floor
The stairs as in most cottages are relatively steep with a handrail on one side, the stairs open out on the first floor into a galleried landing with a beautiful picture window.
The master bedroom is fully carpeted, has a king-size bed, with a non-feather duvet, pillows, bedspread and all bedding provided. There is a remote control TV and hairdryer. Bedside tables with lamps, a wardrobe and chest of drawers for storage are all in situ.
The master en-suite has a wooden floor and offers a large walk-in shower, toilet and full size washbasin. There is also a heated towel radiator and a mirror with both light and shaver.
Bedroom two is also carpeted with a king- size bed, non-feather duvet, pillows, bedspread and all bedding provided. Bedside tables with lamps, a chest of drawers and an ornate hanging rail give storage space. There is a remote TV and hairdryer.
Bedroom three is fully carpeted with a double divan bed, a non-feather duvet, pillows, bedspread and all bedding provided. There is a remote control TV and hairdryer, one bedside table with lamp and a small wardrobe with shelves at the base.
The 2nd shower room serves bedroom two and three and has a wooden floor, a large shower with a glass sliding door, toilet and a large corner basin fitted. There is also a heated towel radiator.
Both showers in the main en-suite and the 2nd shower room are ‘high spec’ easy to operate, electric showers, with a separate isolation switch.
Outside
The back garden area is a flat hard surface with a brick raised flowerbed. There is a wooden table and chairs to seat 6. Access is primarily through the cottage.

From the North, A158
- Leave the A158 onto the B1195, signposted Winceby, Snipe dales, Lusby.
- Follow the B1195 for approximately 4 miles through Winceby, Lusby and into Mavis Enderby.
- Turn right, signposted Bolingbroke Castle, and turn right again onto Spilsby Hill.
- Follow Spilsby Hill for approximately 1 mile to Old Bolingbroke.
- Continue to follow the road through the village for a quarter of a mile.
- Turn left immediately after the church on your left.
- Swynford Cottage is on your left, next door to The Black Horse pub.
From the South, A16
- Leave the A16 onto the A155, signposted Sleaford.
- Follow the A155 for approximately 1.7 miles.
- Turn right onto Hagnaby Road, signposted Bolingbroke Castle, Old Bolingbroke, Mavis Enderby.
- Follow Hagnaby Road for approximately 1.2 miles to Old Bolingbroke.
- Continue to follow the road through the village for just under half a mile.
- Follow the road round to the right of the stone cross war memorial.
- Turn right at the Duke of Lancaster coat of arms, signposted Bolingbroke Castle.
- Swynford Cottage is immediately ahead, next door to The Black Horse pub.
